St Martin in the Field Almshouses
St Martin in the Field Almshouses are purpose built Almshouses constructed circa 1980 in St John’s Wood, north London.
They were originally constructed as a sheltered housing complex comprising self-contained bed-sits, but occupancy rates were poor with a large number unoccupied at any one time.
We were employed to provide design and contract administration services in converting the bed-sits into one-bedroom self-contained flats.
The conversion resulted in a reduced number of units but increased rental values and on completion full occupancy rates are anticipated.
The works have been undertaken in phases using the JCT Intermediate Form of Contract.
The contract has a total value of £510,000 and work was completed in January 2005.
