Faithorn Farrell Timms was commissioned by Shepherds Bush Housing Association to manage the refurbishment and conversion of this large four storey Victorian property.

The building had been derelict for many years and was in a particularly advanced state of disrepair. Prior to our involvement its accommodation comprised four self-contained flats and our client sought to convert these into a seven unit hostel.

This necessitated very close liaison with the User Group which would inherit the management of the property, consultation with the Planning Department as the building was within a Conservation Area, and close liaison with the Environmental Health Department as the new proposals would mean the property became classified as a House in Multiple Occupation.

The works were negotiated with Shepherds Bush Housing Association’s term contractor and let under the JCT Intermediate Form of Contract with a construction value of £610,000.

The work on site was completed under budget and within the twenty-six week programme.
