Alexander House

Alexander House is a 1970s seven storey reinforced concrete office block, which had planning permission to be converted into 52 flats from Rushmoor Borough Council. This was provided a certain number of flats would have to be for key worker rental and shared ownership use.

Accent Peerless Limited decided to purchase and convert the complete block.

Faithorn Farrell Timms, as the Client's Representative, prepared a set of Employers Requirements and a Build Contract for the sum of £3.9m was negotiated, under the terms of a PPC 2000 Project Partnering Contract.

As well as converting the existing reinforced concrete structure into self-contained flats on each floor, there was also a requirement to construct a two-storey, steel framed structure on the existing roof slab - complete with sustainable timber framework to provide four maisonettes.

The works on site included removal of the existing storey height fenestration systems, and the external surfaces were to be clad with an insulated coloured render system.

New fire fighting lifts, general thermal and sound insulation, and new windows ensured compliance with the current Part 'L' and Part 'E' Building Regulation requirements.

The project commenced on site in January 2006 and was completed in March 2007, within its budget.
