Orbit Housing Group appointed Faithorn Farrell Timms as Architects, Employer's Agent and CDM Co-ordinators to oversee the clearance of an existing multi-storey 1960s housing block and appraise the site for potential development options.
The original concrete framed construction had been identified as suffering from serious structural defects and was near life expired. Orbit Group recognised the potential of this site, in the Thames Gateway region, and commissioned us to consider its re-development potential. In close consultation with the planning department at the Local Authority, we identified a potential capacity on site of circa 100 units of mixed tenure.
We have also been closely involved in evaluating the various procurement options available to our client. We investigated possibilities such as the outright development of the site by Orbit Group, its partial development and giving wholesale control of the site to a developer (with an agreement to purchase back the social housing element).
Once Orbit Group chose to proceed with the re-development of the site, we negotiated with the Local Authority the approvals necessary for the demolition of the existing buildings. Currently we are overseeing the clearance of the site, which includes the removal of contaminated materials from the existing buildings and their demolition to leave a site suitable for re-development.
