Faithorn Farrell Timms was commissioned by Tower Homes, part of the London and Quadrant Group, to act as Employer’s Agent for the development of 25 affordable residential units of mixed tenure.
The scheme was brought to our client by a developer and required constant liaison between the developer, our client and ourselves, particularly over the technical and commercial elements of the pre-contract stages to ensure it would be financially viable.
Faithorn Farrell Timms was instrumental in agreeing the JCT Design and Build contract, which allowed for the erection of a split level 2/3/4 and 5 storey building to provide 25 flats and four parking bays, cycle stands, communal gardens and associated landscaping works.
The site is located adjacent to a busy supermarket, which further complicated the post-contract phase of the project over the requirement to agree vehicular access over an adjoining land parcel.
The new structure made use of a steel frame construction on reinforced concrete foundations, using cast in-situ floor slabs, and brick and blockwork external walls.
The final contract sum was approximately £3m, with a build programme of 56 weeks, excluding demolition of the existing office accommodation.
