Tower Homes, part of the London and Quadrant Group, commissioned Faithorn Farrell Timms for the development of a brown field site and provision of 62 units of mixed number of external balconies.
The financing of the scheme placed many budgetary constraints on the project team, requiring close liaison with both the client and contractor, and the calculated omission of a staircase core, lift and reduction in the number of external balconies.
This value engineering exercise led to a reduction in the build cost of £180,000, which was achieved at £1,300 per m2.
Situated immediately between a primary school and a busy road, this tightly confined site needed careful programming of the construction works and material deliveries, to ensure safe working practices were maintained throughout the build programme.
The contract is now valued at £5,409,000 and completion is expected in July 2008.
