Faithorn Farrell Timms was initially commissioned by the Southern Housing Group, to oversee a £3.1m Decent Home Standard works programme throughout all nine blocks on this estate.

The works programme included the provision of central heating, re-wiring and new kitchens, and was carried out whilst residents were in occupation.

Our comprehensive estate wide surveys also identified that the flat roofs were in need of replacement or re-covering. The resultant roofing works included new fall arrest systems, a complete overhaul of the communal TV aerials and the replacement of all rooftop cold water storage tanks. The latter element required close liaison with all the residents, given the requirement for a temporary suspension of incoming water supplies.

The works were undertaken efficiently such that sufficient savings were achieved to also allow the overhaul of the communal lighting, throughout the estate, within the original budget. The entire programme was completed on time and at a cost of £680,000.

One of the blocks on the estate contained a number of one bedroom flats, within which the accommodation was poorly arranged with restricted kitchens and WCs. We were instructed to carry out a re-modelling exercise, which resulted in an extensive refurbishment programme, including new internal partitions, ceilings, floor coverings, kitchens and bathrooms, and building services throughout. These works were completed within the contract sum of £320,000 and six weeks ahead of programme.
