Faithorn Farrell Timms was commissioned by Orbit Housing Group to act as Employers Agent and CDM Co-ordinator, for the development of 33 general needs affordable housing units in the Thames Gateway town of Rochester, Kent.

Although there was already planning consent, close scrutiny of the drawings and specification revealed to us that it did not comply with Scheme Development Standards 2003. We were therefore organised an extensive re-design and subsequently came up with proposals for a revised layout, which were accepted by our client as both an optimum and compliant use of the site.

We also navigated our client and the contractor through the various stages of contract negotiations, and the JCT 1998 Standard Form of Contract (with contractors design) was entered into in April 2005. Work on site began four months later, with practical completion achieved in June 2007.

The scheme comprises the erection of a four storey steel framed building with brick façades. The roof is a double mansard construction finished with man-made slates and capped with a flat roof.

The building has been constructed up to the edge of the site boundaries and parking for 15 cars has been provided in the basement, together with cycle racks, storage and a caretaker's room.

The contract sum was completed within the budget of £2,356,000.
