Grove Park Estate – Stock Transfer
Faithorn Farrell Timms was appointed by the London & Quadrant Housing Trust to assist in the transfer of 1,400 homes from London Borough of Lewisham.
We completed a large representative sample condition survey of the stock, which comprised of a mix of post-war houses and flats in a close geographic area of south east London.
Survey data was collected in an electronic format, using an in-house designed database system, and the resulting report established:
- Compliance of the housing stock with the Decent Home Standard
- The cost of backlog and future life cycle maintenance works
- The estimated cost of potential improvement options
- The energy efficiency ratings of the entire stock
- Compliance with the Housing (Health and Safety) Rating System
- EcoHomes XB Rating
Within the survey, specialist sub-consultants were appointed to inspect and advise on the structural integrity of system-built blocks of flats, below ground drainage systems, presence of asbestos-containing materials and condition of lifts in high rise blocks.
Faithorn Farrell Timms has been retained to prepare design solutions for improvements including planning workshops and consultation days with residents, assisting in the preparation of formal transfer offer documents, and technical support up to the tenants' ballot.
Subject to a successful ballot outcome, our client hopes to take ownership of the stock in late 2007.
