New Build Housing at Hanover Way, Windsor
FFT were appointed by the Radian Group to act as Employer’s Agents and Principal Designer for the design and construction of a five-storey concrete framed building comprising 43 new-build flats at Hanover Way in Windsor. The tenure was a combination of ‘rent to buy’ units and shared ownership.
Our client wanted to deliver the units within two years on a brownfield site which was occupied by derelict commercial buildings contaminated with asbestos.
Our appointment included a review of the existing project information and advice associated with the necessity of obtaining other relevant surveys, chairing design workshops and comprehensive management of the design phase of the contract.
- Given the nature of the site and the existing buildings, there were numerous risks associated with deleterious materials and contamination
- Due to the neighbouring nursery at the site, there were a large number of young people and parents in the vicinity during school hours. The site was situated within a dense residential area and also adjacent to a frequently used community resource centre
- There were different finishes needed for the differing tenures meaning that co-operation with the sales teams for the differing tenures was necessary to ensure all materials and designs were safe to maintain and install.
We assembled a robust and well indexed suite of reports which were appended to the Pre-Construction Information Pack. A comprehensive review of the construction phase plan led to a working relationship between the us as Principal Designer and Contractor in the early stages of the contract to review methods of demolition of the asbestos containing structures and subsequent remediation works. Liaison with the Principal Contractor also brought about changes to management of the site which made considerations towards the neighbouring residents, nursery and community centre.
FFT chaired Pre-Construction Design Workshops as the project developed in the early stages and have since continued to manage the design works until handover in Christmas 2018. Construction was closely monitored throughout and included weekly inspections, monthly progress meetings, advice on variations and design changes.
We instigated early reviews of the Health and Safety File information and handover documentation in the lead up to completion of the project to help achieve a smooth handover of a mixed tenure development. FFT has facilitated negotiations with the Contractor and our client’s sales team in the lead up to completion to enable early handover of sales units and to arrange out of hours sales visits.
